122 Unit Apartment Complex Planned at 1900 Burton/1901 Mariposa

The owners of an apartment complex located at Burton/Mariposa are planning on expanding the number of units they have on their property which may impact the amount of traffic along Woodland. While this development is outside the boundaries of SRCC, it will directly affect the residents on Woodland Avenue.

The owners currently have 134 apartment units on their property, and their plan is to build an additional 122 efficiency and one-bedroom units. The aerial photo in this article shows both parts of the property. The owner wants to construct 122 new units on the undeveloped parcel in blue. The parcel in red contains the existing 134 apartments. Since the undeveloped site is smaller, it will be a more urban-style project with structured parking versus the older apartments in the area. There are no current plans to change the existing 134 units in red since the owner just remodeled and improved those units recently.

No traffic impact analysis (TIA) is required because the increase in traffic does not meet the threshold that triggers a TIA, and some residents in the East Travis Heights area have expressed concerns about the impact on Woodland Avenue. The owner’s agent has expressed a willingness to work with area residents on solutions such as traffic calming measures/devices, enhanced bicycle parking on their property and partnering with Austin B-Cycles to install a station at a nearby bus stop.

Reduce Energy Needs With TreeFolks Program

Interested in adding tree cover to your home to lower house temps and reduce energy bills?

TreeFolks, a local non-profit, will be offering free trees in the neighborhood through their NeighborWoods program. They will mark yards that qualify for a free street tree with small flags and leave an order form at the front door. To get your trees, TreeFolks ask that you fill out the order card and drop it in the mail. They even deliver the tree right to your doorstep. TreeFolks delivers the trees, along with planting and watering instructions, between October and March. For more information, visit www.treefolks.org/nw.

TreeFolks is a 501©3 nonprofit organization with a mission to grow the urban forest of Central Texas through tree planting, education and community partnerships. It gives away over 4,000 free trees every year to homeowners for planting around the home through the NeighborWoods program (sponsored by Austin Energy). Planting trees decreases energy bills, provides cooling shade during our hot summers, and makes our neighborhoods more beautiful. Participation in the program is completely free, and we deliver the trees directly to the home.

The only ‘catch’ is that you have to plant and care for the trees!

New Sidewalks On Woodland Avenue

You may have noticed new sidewalks coming in along Woodland Avenue! We can report that construction is underway on the north side of the street — the sidewalk is complete from South Congress Ave to Travis Heights Blvd, and will be completed to I-35 soon. This project should make pedestrian movement between South Congress and I-35 much easier and safer.
